journey through exceptional customer service to ensure our students
remain in our spaces.
This is where you come in! We are looking for someone who is
passionate about sales in a way that aligns with the Yugo pillars.
A true ambassador of the brand that is able to bring the sales and
customer service process to life for our Yugoers through their
knowledge, training, coaching and strategic tenacity to ensure Yugo
meets their revenue goals. Whether it is digital or in person their
passion to leverage technology and the Yugo brand will shine!
The Sales Specialist will report to the US Sales Manager based in
Denver, CO. They will support multiple spaces across multiple
states within PST, MST and CST. They will partner with key
stakeholders including Operations both in leadership and on site,
all marketing departments and of course their internal Sales and
Revenue Team. The Sales Specialist must have the ability to travel
50-60% of the time on a regular basis. Travel may be more initially
as they are onboarding to visit all the spaces they will support
and when we acquire new spaces.

Key Responsibilities
Drive Yugo sales culture and leasing results to meet occupancy and
renewal goals at all Yugo spaces
Acquire and apply an extensive knowledge of individual spaces,
university markets, local competitors, student demographics, and
overseas/visa requirements Support exhibiting and enforcing the
sales culture.
Collaborate with operations to analyze student survey testimonials,
renewal offer feedback, and reputation management reviews to
determine areas of improvement
Utilize sales reporting to partner with onsite teams to identify
areas of improvement including, but not limited to traffic
generation, lead management, tour conducting, closing techniques,
and price optimization.
Support the operations team by providing on site sales training and
support both in response to opportunity but proactively with new
hires and new acquisitions.
Manage Leasing Plans to budget, or propose exceptions as
needed.
Monitor and manage all sales opportunities and activities across
multiple locations.
Provide to Sales Manager timely performance updates that identify
concerns/potential risks as well as opportunities.
During acquisitions ensure onsite team is onboarded in all sales
practices and procedures to ensure a positive employee experience
and transition.
Provide strategic feedback and ideas to US Sales Manager,
Operations Leads and Marketing team related to process, procedure,
training, workflows on an ongoing basis to provide the most
efficient support to our leasing teams. Collaborate with marketing,
sales teams, and on-site operations to identify concerns, potential
risks, and opportunities to increase sales.
Provides strategic recommendations on other income generators where
possible.
Attend and actively participate in leasing calls, sales meetings,
and other conferences.
Partner with digital marketing to ensure appropriate and sufficient
leads are being generated to each space so that leasing and revenue
goals are achieved.
Key Performance Indicators
Meets occupancy/leasing goals as identified in annual budget while
ensuring velocity, revenue, rent growth and concessions are met
Timely and accurate distribution of sales reporting
Functional system migrations and platform implementations

Experience and Knowledge
Essential:
Qualifications:
To perform this job successfully, an individual must be able to
perform each essential duty satisfactorily. The requirements listed
below are representative of the knowledge, skill, and/or ability
required.
Education/Experience:
Bachelor's degree. Preferable in Marketing, Communications or
Business
Minimum 2 years industry experience in Student Housing, Multi -
Family Residential Property Management or sales related
industry
Preferred experience providing Sales Training or Training
equivalent
Experience with Entrata platform or equivalent software
Language Ability:
Ability to read and interpret documents such as safety rules,
operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Ability to speak effectively before groups of employees of
organization.
Reading, writing, and speaking fluency in English Language
Math Ability:
Ability to calculate figures and amounts such as discounts,
interest, commissions, and percentages.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of
concrete variables in situations where only limited standardization
exists. Ability to interpret a variety of instructions furnished in
written, oral, diagram, or schedule form.
Computer Skills:
Microsoft Office Suite (Outlook, Word, Excel, PowerPoint, etc.)
