General Statement/ Organizational ResponsibilitiesOversees,
modifies, updates, and documents service contracts relating to
maintenance department by ensuring services are provided in
accordance with established specifications. Works under the
direction of the Maintenance Superintendent --Typical Duties
Develops scopes of work for maintenance service contracts and works
with the Procurement Division and District General Counsel to
develop specifications, solicit, evaluate, and award service
contracts. Evaluates proposals and bids. Manages maintenance
service contracts to ensure work is performed as specified. Acts as
daily point of contact for various service contracts. Serves as
subject matter expert to reviews, develop, and recommend changes to
preventive, corrective, and predictive maintenance activities
related to outside service contracts. Provides technical oversight
of contracted work and maintains detailed technical, financial, and
performance data related to various types of maintenance service
contracts. Tracks and coordinates contractor work with trades and
other District work through Computerized Maintenance software.
Ensures contract records are filed into Records Management systems.
Conducts periodic reviews with service providers to ensure level of
service aligns with expectations. Works with providers to ensure
expectations are achieved. Notifies Procurement Division of
continued unsatisfactory vendor performance. Prepares budgetary
estimates for existing and new contracts. Prepares requisitions for
ordering parts, materials, and services for maintenance service
contracts and other maintenance projects using Enterprise Resource
Planning (ERP) software. Works with the Procurement Division to
develop preliminary scopes of service for maintenance projects.
Maintains projects records and validates invoices for payment.
Recommends and assists with updates, changes and establishment of
blueprints, schematics and equipment O&M manuals as related to
maintenance projects. Performs other duties as assigned.
QualificationsMinimum Qualifications Associate's degree in
Mechanical, Electrical or Industrial Engineering Technology or
related field, Building Inspection Technology or Construction
Technology, or related degree plus four years of experience in the
electrical, mechanical or industrial maintenance or inspecting the
work of contractors. Strong knowledge of fire systems and life
safety products, elevator service, crane and hoist systems or
electrical transformer and load center maintenance requirements.
Strong knowledge of engineering standards, electrical and
mechanical terminology, and building and electrical codes.
Experience in writing or reviewing technical specifications or cost
estimating. Experience using Microsoft Suite products. Ability to
effectively plan, organize, coordinate the work of contractors
using a computerized maintenance management system. Good verbal and
written communication skills. -- Equivalency Equivalency equals two
years of directly related professional experience for every year of
education not completed. The stated experience requirement is in
addition to any experience used to meet the education equivalency.
For this position, in addition to the required four years or more
of mechanical or electrical work experience and inspecting the work
of contractors, equivalency would be eight years of directly
related experience without a degree. Desired Qualifications
Experience preparing and managing technical maintenance service
contract specifications, monitoring and evaluating long term
service contracts. Strong knowledge of building codes, ordinances
and materials of construction. Strong knowledge of backflow devises
and chemical treatment practices. Certified Maintenance Reliability
Technician (CMRT) or Certified Maintenance Reliability Professional
(CMRP). Previous building inspection experience or International
Code Council certification. Two years Infor EAM experience.
--Working ConditionsWork Environment While performing the duties of
the job, the employee is exposed to work in high, precarious
places; wet and humid conditions (non-weather); fumes or airborne
particles; and outdoor weather conditions 1/3 to 2/3 of the time.
The employee is exposed to work near moving mechanical parts, toxic
or caustic chemicals, and risk of electrical shock less than 1/3 of
the time. The noise level in the work environment is usually
moderate to loud. -- Physical Demands While performing the duties
of the job, the employee is required to stand, walk, use hands to
finger handle, or feel; reach with hands and arms, talk or hear,
and taste or smell more than 2/3 of the time. The employee is
required to climb or balance 1/3 to 2/3 of the time and to sit and
stoop, kneel, crouch, or crawl less than 1/3 of the time. The
employee must lift and/or move up to 25 pounds more than 2/3 of the
time and up to 50 pounds less than 1/3 of the time. Specific vision
requirements of this job include close vision, distance vision,
peripheral vision, depth perception, and ability to adjust focus.
