Job Description: POSITION SUMMARY: Responsible for the daily operation, maintenance, preventative maintenance and repairs for assigned building's commercial HVAC systems. Must have working knowledge of all building mechanical, electrical, HVAC, plumbing, door locks and hardware, life safety systems, fire protection and access control systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. Required Experience: ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other duties may be assigned: Perform preventive maintenance and repairs in a safe, professional, high quality, and timely manner Be available for heavy schedule of maintenance work Relate problems accurately to dispatchers upon receiving a customer complaint Consistently check system operations before leaving job locations Schedule arrival and departure with customers Keep work areas clean and organized Communicate and tactfully offer suggestions if systems incur problems caused by the customer Demonstrate ability to determine priorities based on a call schedule, responding to inadvertent interruptions, carrying proper tools and materials, and scheduling vehicle maintenance Promptly and accurately complete all required paperwork Obtain customer signature on all service reports Keep supervisor and manager informed of news, changes, or customer complaints Demonstrate capability and interest in training others Provide sales personnel with qualified leads Determine the customer representative responsible for the mechanical system's service Provide support for any special projects as assigned by your Chief Building Engineer or your manager Follow current emergency procedures Maintain operation logs and files Order stock and inventories parts and supplies such as lighting and plumbing material Participate in training activities and seminars Meet shift requirements including early mornings, late evenings, weekends and some holidays. REQUIREMENTS: Keep updated on current technical knowledge regarding equipment systems and concept Minimum of 3-5 years retail experience in building operations, engineering and equipment and systems maintenance Understand use of proper tools and supplies for maintenance Must possess a valid driver's license and currently maintain a safe driving record as required by the company's insurance provider. Effective verbal and written communication skills Holds or is willing to obtain within six months the EPA CFC Universal Certification Technician certificate. Must be willing to be on call and work additional hours as needed COMPETENCIES: To perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position: Communication- The individual must be able to communicate appropriate and useful information to managers and other employees.
