POSITION: Director of OperationsCOMPENSATION: Pursuant to
applicable regulations, if this job is performed in a relevant
State, the salary range is $150,000-$190,000 plus bonus potential.

gifts.REPORTS TO: Vice President, OperationsSUMMARY:Under the
strategic vision set by the VP of Operations, the Operations
Director is responsible for executing tactical operations and
overseeing the performance of the assigned cells. Collaborating
closely with the VP of Operations, the incumbent will share
responsibility for the performance, development, and compliance of
the cell leaders (Portfolio Managers) and the properties within
multiple cells of a broader group.RESPONSIBILITIES
- Ensure adherence to the responsibilities and obligations of the
Company's Property Management Agreements (PMAs) in collaboration
with the VP of Operations and legal and compliance teams.
- Maintain strong working relationships with internal teams and
external partners to ensure efficient collaboration. Participate in
and demonstrate the value of affiliated Cardinal Group Companies,
including TURN, Agency Fifty3, and Cardinal Group
Construction.
- Provide direction and mentorship to team members, ensuring
successful onboarding and ongoing development, emphasizing the
company's culture of excellence rooted in diversity, equity, and
inclusion.
- Assist in preparing annual budgets, marketing, and business
plans for communities under management, monitor financial
performance, and ensure accurate reporting.
- Lead onboarding of new Portfolio Managers, including executing
onboarding plans and mentoring during the first 90 days.
- Implement and revise sales, leasing, and operational plans to
achieve occupancy and revenue goals, aligned with the VP's
vision.
- Understand housing market trends, economic cycles, and new
developments, adjusting strategies proactively.
- Ensure client satisfaction through regular communication and
monitoring via NPS surveys.
- Oversee community inspections to maintain curb appeal, leasing,
and maintenance standards, and uphold brand promise.
- Assist in resident retention programs and recommend
improvements.
- Ensure compliance with all policies, procedures, and regulatory
standards.Leadership & Development
- Monitor team performance, lead corrective actions, and conduct
performance reviews.
- Develop and track quarterly goals for the team, ensuring
measurable performance targets.
- Motivate and develop team members, fostering a culture of
diversity, equity, and inclusion.
- Handle hiring, training, coaching, performance management, and
disciplinary actions.
- Communicate regularly with the company about portfolio
performance and operational updates.
- Manage the Portfolio Managers team, including hiring and
onboarding.
- Coordinate feedback and updates between the team and VP of
Operations.Client Services & Business Development
- Build and maintain relationships with property owners, oversee
management reviews, and manage communication and reporting.
- Establish mechanisms for client engagement and feedback,
evaluating customer service and performance metrics.
- Identify opportunities for expanded services and participate in
new business activities.
- Support due diligence on new acquisitions, focusing on
operational aspects.
- Represent the company at industry events and in publications as
a brand ambassador.Qualifications
- 7+ years in multifamily industry, managing portfolios of over
7,500 units.
- Proven leadership skills, capable of driving organizational
change and results.
- Excellent verbal and written communication skills.
- Track record of delivering measurable results.
- Strong operational, financial, and project management
skills.
- Ability to work under pressure, meet deadlines, and provide
excellent customer service.
- Independent decision-making and problem-solving
capabilities.
- Ability to travel routinely to fulfill job
responsibilities.

times.Work Environment / Physical DemandsThe work environment is
primarily office-based but includes frequent exposure to outdoor
elements and property areas. Must be able to perform physical tasks
such as lifting up to 20 pounds and navigating various weather
