With our combined resources CommonSpirit is committed to building healthy communities advocating for those who are poor and vulnerable and innovating how and where healing can happen both inside our hospitals and out in the community. -This is a remote opportunityJob Summary / PurposeThe System Director - Real Estate Finance will oversee and lead the finance, accounting and data support functions across the National Real Estate Services (NRES) program, including Facility Management, Energy & Infrastructure (FMEI), Planning Design & Construction (PDC), Real Estate Administration (REAS), and Strategy & Development (S&D). This position will be responsible for the finance planning, budgeting, accounting, NRES metrics & dashboards and financial reporting activities across all these functions and our nationally rolled up entity in accordance with the policies of CHI, DH and eventually CSH with generally accepted accounting principles. Reporting to the System SVP and working with and in support of the four System VP's, he/she will develop a high performing integrated team that delivers comprehensive finance and reporting solutions. Combining internal direct report team members while collaborating with and leveraging key NRES resources, tools, and corporate finance teams throughout the health system and the Divisions. The System Director will innovate and improve the processes, procedures and approach; with a critical focus on highly effective data management, data analytics, communications, and reporting, leading to actionable decision making. - - - - -The System Director will play a critical role in developing and monitoring operating and capital budgets for all aspects of the NRES platform, including the facility management and real estate operating budgets at the Division and local levels. He/she will play a critical role in the NRES teams value capture (synergy) efforts serving as a partner to the Office of Transformation and Integration (OTI) as we collectively achieve the saving needed to secure our future. - They will provide support to the NRES leadership team in developing and implementing an evergreen strategic financial plan, a capital planning program, rigorous KPI monitoring, ongoing capital project accounting, detailed internal and external financial reporting, and analysis and reporting for key initiatives such as the Climate Action Plan. The System Director will play a lead role in developing critical new programs such as: property level accounting, lease accounting, real estate investment program and the holding company finance program. - - -In addition to the understanding of the real estate finance, operational budgets and capital components, this position requires a working knowledge of the healthcare operations, healthcare finance, strategic planning, process management, contracts, complex financial analysis, strong communication skills and leadership skills. This role will require acquiring a working knowledge of CommonSpirit Health Divisions (including policies, procedures), real estate capital markets, market trends, legal, operational, financial and compliance. -
Responsibilities
Essential Key Job ResponsibilitiesThe following represents the essential functions of the System Director:

Operating Budgets: Developing, updating, maintaining, analyzing and reporting on operating budgets across the entire NRES platform, including all sub entities -
Value Capture: Working with NRES leadership and teams in the strategy, analysis, accounting, forecasting, and reporting across the NRES program and key initiatives -
Capital Programs: Accounting, salary capitalization, forecasting, reporting, audit/closeout across all elements of the CSH capital program including major strategic reviewable, infrastructure, and ambulatory
Facility Management Program: Accounting review/audits including OpEx vs CapEx determinations, annual budgeting and allocation management, analysis, reporting for all aspects of the program including labor, repairs & maintenance, utilities, and purchased services - - -
Real Estate Portfolio: Accounting, billing & collections, expense reimbursement, annual budgeting, forecasting at the property level
Corporate Holding Company: Private REIT. Accounting including for-profit and not-for-profit entities with financial statements. Includes support for the analysis and development of the holding company
Infrastructure Program: Accounting, salary capitalization, budgeting, invoice/expense reimbursement, forecasting, reporting, audit/closeout across the program. -
Real Estate Development: Collaboration in the financial analysis and pro forma development for real estate assets and investments. -
Collaborates in the development of alternative financing vehicles and business planning structures -
Analytics, Forecasting, Metrics & Reporting: Assists SVP, VP's and Directors by developing, initiating and improving processes and procedures to enhance productivity and efficiency
Systems Understanding, Use & Management: Engagement in the NRES technology consolidation objectives, reduction to 3-5 key tools. Training to ensure the detailed understanding and use of key tools:
Projecto - Project management and capital planning software
APEX - Lease Administration software
FacilityOne - CMMS and facility management software
Lawson - ERP & Accounting software (all instances - CHI, DH and CSH) -
Accounting functions: managing accounts payable and accounts receivable, month-end close & billing process, recording cash activities, journal entries, account reconciliations, account analysis, fixed asset tracking & reconciliation, annual budget preparations & review, preparation of annual projections, and other assigned tasks
Leads the month-end close process for all NRES groups, with a focus on FMEI and REAS to ensure transactions are recorded timely and accurately.
Reviews NRES cost centers to ensure expenses are appropriate and correct for billing to customers as we move toward service level agreements.
Monitors asset capitalization and retirement.
Reconcile inter-company accounts & processes internal money transfers.
Assists in preparing account reconciliations and roll forwards.
Prepares and makes deposits into bank accounts for all NRES platforms.
Team Development & Management: -
Build a team structure that integrates some new hires, existing NRES team members, corporate partners, division / business unit resources, and 3rd party consultants -
Manages all NRES financial analysts as direct reports, integrating to create a lean team
Develops critical tools, procedures and processes that will be required to facilitate the NRES and organizational changes reflected within the development of CommonSpirit Health. -
Supports the development of innovative and entrepreneurial business plans focused on capitalizing on opportunities to create added value (Revenue and EBITDA) for the organization -
Leads or assists in special projects with the ability to manage and work with other team members.
Responds to questions about posted transactions. Reviews and corrects errors processed through ERP systems on a monthly basis.
Prepares reports and analytics to NRES leadership including monthly updates to the financial dashboards.
Prepares, distributes, analyzes and submits to National Accounting all budgets for the NRES platform. -
Performs budget versus actual analysis for NRES. Reports variances to business leaders and assists with development of action plans for improved performance.
Completes year-end projections on a monthly basis for NRES. Participates in year-end financial statement audits for NRES.
Reviews and provides input on financial aspects of contracts where acquisitions, mergers or divestitures where any real estate aspects are present.
Stay current with accounting literature and GAAP to ensure accounts are stated in accordance with relevant principles.
