We collaborate with nonprofit organizations, government agencies, the private sector, property owners, housing providers and the community to ensure stability and economic self-sufficiency are achievable goals for all Adams County residents.Assists in the management of multi-family residential real estate properties by performing the following duties personally or through subordinates.Maiker Housing Partners offers competitive compensation and an excellent benefit package, which includes medical, dental, vision, life, short term and long term disability, 401(k) match and participation in the Public Employer's Retirement Association.Salary: $18.50 to $20/hour Essential Duties and Responsibilities include the following as needed for the funding layer of the Community in which you are working. Other duties may be assigned. The following will be performed with strict adherence to MAIKER policies and procedures.Marketing/Leasing

  • Prepare all leases, addendums and other legal paper work for new move ins. Manage and maintain tenant files throughout the tenure of the lease(s).
  • Oversee the completion of security dispositions in a timely fashion.
  • Answer phones, take appropriate action or directs calls to proper administrative functions at the community.
  • At Communities where the Leasing Consultant Position does not exist, all responsibilities of the Leasing Consultant as outlined in the Leasing Consultant job description become additional requirements.
  • Will be responsible for identifying competing communities and document the rates for each apartment type, size and amenities; may also assist with the task of preparing market surveys.Member Management
    • Process and prepare all applicant and resident files in compliance with all Project Based Section 8 and LIHTC rules and regulations.
    • Perform annual renewal inspections in accordance with HUD and LIHTC regulations.
    • Contact utility companies to arrange for transfer of service for tenants.
    • Generates and posts three day demands and other legal notices required in property management.
    • Assist with eviction of residents in compliance with court orders and directions from Lawyer and owner.
    • Provides resident problem resolution, if resolution cannot be achieved, directs issue to the Community Manager for resolution.
    • Assists in the planning and implementation of resident events and office themes.
    • Maintain a professional appearance at all times per MAIKER standards.
    • Interact with residents in a courteous and professional manner.Financial Management
      • Purchase supplies and equipment for use on leased properties.
      • Record all rent receipts in the Yardi software system.
      • Process vendor invoices and purchase orders.
      • Completes required MAIKER reports in absence of Community Manager. Reports to be completed include but are not limited to: The Monday Morning Report, 4P report if requested by property operations, Month End, and Market surveys
      • Maintain awareness of and adherence to all requirements of the Fair Housing Act and all applicable HUD and LIHTC regulations..         • 1 year certificate from college or technical school; or 1-2 years related experience and/or training; or equivalent combination of education and experience
        • 1-2 years' affordable housing leasing experience
        • Assisted Housing Manager Certification preferred
        • Experience budgeting and property cost control
        • Working knowledge of MS Office, including Word, Excel, and Outlook
        • Working knowledge of Yardi Property Management software
        • Bilingual in Spanish/English preferredQualities and Characteristics

          • Strong sales skills: identifies and sells to customer needs, excellent listening skills, sensitive to customers, delivers effective presentations, negotiates well, uses closing skills appropriately

            • Regular computer use throughout the day, ability to sit for lengthy periods of time
            • Ability to stand and walk on hard surfaces, and go up and down stairs
            • Ability to lift/push/pull/carry various objects of 10 - 30 pounds frequently and 30 - 50 pounds occasionally
            • Ability to reach to shoulder level and above
            • Ability to bend at the hips and knees
            • While performing the duties of this job the employee is regularly exposed to outdoor weather conditions
