Job Description:
Our client is looking to bring on a Property Manager with LIHTC
experience. This property is made up of 3 phases including,
conventional, tax credit, and section 8. The ideal candidate would
have experience with all three. Responsibilities:
- Monitor conditions at the buildings through periodic site
visits to ensure that managing agents are keeping all buildings
clean, safe and in full compliance
- Track repairs and unit turnovers to ensure timely
completion
- Monitor building violations to ensure that managing agents are
addressing complaints timely and certifying corrections prior to
the due date(s)
- Provide reviews and analyses of operating budgets,
monthly/quarterly/annual financial statements and rent rolls for
each assigned property
- Review monthly financial reports.
- Ensure that managing agents are prepared for all physical and
file reviews from investors, partners, and lenders and that all
follow up requests are addressed in a timely manner
- Work with Managing Agents to generate and approve annual
budgets in a timely way
- Work with managing agents to ensure that lease renewals are
executed, and vacancies filled in a timely manner
- Ensure full compliance with Low Income Housing Tax Credit
(LIHTC) requirements. Review managing agents' tracking inspections
and reports and provide technical assistance as needed
- Assist the Director of Asset Management with any other assigned
duties.Qualifications/Skills:
- Demonstrate a thorough understanding of asset management
responsibilities for LIHTC properties and affordable housing
- Demonstrate financial acumen and analytical, problem solving
and quantitative abilities.
- Experience working with financial models and with understanding
asset management metrics
- Bachelor's degree in Finance, Accounting, Business
Administration, Management or Real Estate Development
- Five years of relevant experience in property/asset management,
underwriting, finance or development with an understanding of
multifamily development, ownership and/or asset management
- Strong computer skills, thorough knowledge of Excel, and
Outlook is required. Ability to quickly learn new programs
required
- Strong organizational skills and ability to coordinate complex
activities, prioritize conflicting demands and meet deadlines
- Must be highly motivated, be able to work independently, solve
problems, and possess strong written and oral communication
