Base Comp - Salary Range $85-150,000 (annualized)

DIRECTOR OF REAL ESTATE

The Director of Real Estate will be responsible for supporting Stonebridge Companies executive team and the CEO's family office with strategic management of their existing portfolio of assets and analyzing new investment opportunities. The ideal candidate has a breadth of experience in investment underwriting and investment management, with a preference towards candidates with commercial real estate experience. The role will also include supporting the development team with their ongoing hospitality and mixed-use development projects, as well as analyzing future development opportunities.

Responsibilities


-Build and maintain mixed use real estate investment models inclusive of pro forma projections, draw schedules, sensitivity analysis, and cash flow projections. The candidate must be proficient in creating dynamic cash flow projection models and investment returns from scratch without relying on an existing template
-Assist CEO and VP of Capital Strategy with analysis and management of existing portfolio of real assets, private equity holdings, and securities
-Partner with Development Team on the following items:

-Build development budgets for prospective development projects and maintaining investment models for ongoing development projects
-Understand critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately;
-Ensure all project documentation is complete, current and stored appropriately.
-Coordinate necessary communication with team members including internal departments and external partners

-Closes out projects in a timely manner with all required certificates, inspections and documents as required.
-Collaborate with brokers and build relationships for various building leases

-Assist with debt/equity capitalization by creating pitch decks and investment memorandums for acquisitions, new developments, and refinancing existing assets
-Independently research municipal fees and processes including development fees, state/federal tax credits, tax increment financing, etc.
-Assist VP of Capital Strategy and VP of Development with quarterly investor updates for existing investments
-Manage third party relationships with capital partners, lenders, franchise partners, investment sales/leasing brokers, general contractors, architects, and consultants

Qualifications

-4-7 years of prior experience in an investment analysis role, with a preference towards candidates with experience in real estate investment
-Highly proficient in Microsoft Excel with ability to build cash flow analysis, pro forma projections, sensitivity tables from scratch
-Experience in hospitality investment, ground up real estate development, and/or family office investment preferred, but not required
-Proficient in Microsoft Office Suite (PowerPoint, Word, Excel, Outlook)
-Strong attention to detail and excellent communication skills with the ability to simultaneously manage multiple projects and deadlines
-Fluent with financial returns metrics and ability to quickly calculate and analyze key metrics such as Internal Rate of Return, Net Present Value, Discounted Cash Flow, Return on Cost, Equity Multiple, and Debt Service Coverage Ratio
-Genuine interest in investment across different asset classes including real estate acquisitions, development, and private equity investments
-Ability to proactively identify critical path tasks and execute on those tasks
-Effective communication, cooperation and conflict resolution skills
-Ability to maintain a focus on both the big picture and the details
